Do I need planning permission?
Most garden rooms do not. Within two metres of a boundary the room has to stay under 2.5 metres tall, which is how we build as standard. Listed buildings, conservation areas and rooms you plan to sleep in are different. We check your garden on the free visit and tell you straight.
What about building regulations?
A room under 15 square metres normally needs none. Between 15 and 30 it depends on where it sits and what it is clad in. The electrics are always certified, whatever the size, and you get the certificate.
Will it be cold in winter?
Without any heating, yes, like any room. The difference is what happens once you heat it. With 90 mm PIR insulation in the floor, walls and roof and double glazed doors and windows, the warmth stays in, so a small heater brings the room up quickly and keeps it there on a low setting.
How long does it take?
Two to three weeks on site from the first day to the keys.
What is the guarantee?
Ten years on the structure, in writing, with every quote.
How do I pay?
In stages as the work is done, agreed in writing before we start, so you never pay ahead of the build.
Do you only build in the Midlands?
We are based in the Midlands and build anywhere in the UK.
My garden slopes and the access is tight.
Most gardens are fine. The concrete base takes care of a small slope, and if a wheelbarrow can get down the side of the house, so can we. We confirm it on the visit.
Does it add value to the house?
Estate agents put a well built room at around five percent. What we hear more often is that it helps the house sell quicker.
